Over 400 people are at the verge of loosing land in Buzirandulu, Nakifuma, Mukono District. These purchased plots of land from Jomayi Property Consultants from as early as 2016 but the company has failed to give them titles to date.
Matters turned gloomy when the owners of the land started to claim the land, to resell vacant plots and sued Jomayi Property Consultants in Mukono High Court, Civil Suit No. of .......... to recover the land or payment for the same. As if that was not enough, Jomayi Property Consultants was declared insolvent by High Court in another land matter also involving failure to pay the purchase price but parceling the land and selling it to third parties.
Execution of this order has just been stayed by Court of Appeal pending determination of his appeal.
A Kampala reknown real estate dealer Yiga Joseph Magandazi commonly known as Jomayi and proprietor of Jomayi Property Consultants famous for buying big chunks of land, parceling them out into smaller plots for sale, purchased over 200 acres of land from 2 sisters Dr. Kyeyune Grace Muwanguzi and Rebecca Kyeyune in Nakiwaate, Buzirandulu,Mukono District way back in 2015.
Jomayi quickly parceled out the land, put it on the market and started collecting money from the gullible public, promising them titles while at the same time conveniently forgetting to pay the land owners for the same.
Over 400 people bought these plots and started developing them in anticipation of titles as Jomayi’s handmen kept promising them for 9years now. By the time they woke up, Jomayi had her offices in Old Kampala and gone underground leaving the 400 people stranded.
Asked what they were doing to correct this situation, many reported going to their political leaders who have promised to fight for them to stop any evictions, even to the point of going to court on their behalf. Asked whether they have registered their interests in court, some mentioned collecting money for lawyers who never did anything which has discouraged them, others believed Jomayi was representing their interests in court while others simply decided to ignore the whole incident hoping and praying it is cleared.
Jomayi the man, the company, and his listed lawyer did not be reached on phone but our reporter reached a one Bosco who said that Jomayi was actually giving out titles to these people and refunding those who lost their land already. He promised to provide documents to show this but later when he was contacted as agreed his phone was unavailable.
This has been the case in the Sisa estate, the Mpigi estate among others. The purchasers here have sought protection from eviction by unpaid land owners through court, in 2021, High court stopped the eviction of 1000 people by Lt Gen Tumukunde from his land sold to Jomayi. Land law practitioners this publication spoke to think, the best course of action out of this situation would be for the purchasers to register their interests in court in the very case between Jomayi and the land owners for court to protect them.
